Why stamp duty + registration matters when budgeting a home

On a ₹1 crore home in Tamil Nadu, you pay ₹11 lakh in taxes alonebefore owning a single brick. In Gujarat, the same property costs ~₹5.9 lakh in stamp duty + registration. These are non-financeable cash outgoings — banks won't fund stamp duty as part of your home loan, so you must have it in cash on registration day. Most first-time buyers underestimate this, sometimes by 5-7 lakh.

Women-buyer concessions

Many states give a 1-3% discount on stamp duty when the property is registered in a woman's name (or jointly with a woman). Delhi: 4% vs 6%. Haryana urban: 5% vs 7%. Punjab: 5% vs 7%. UP: 6% vs 7% (capped at ₹10k). For a ₹50 lakh property, registering in a wife's name in Delhi saves ₹1 lakh.

When stamp duty is calculated on circle rate, not market value

State governments fix a circle rate (also called ready reckoner rate or guideline value) for every locality. If your purchase agreement value is below the circle rate, stamp duty is computed on the higher of the two. This calculator assumes you're paying duty on the actual purchase value — increase the input if your circle rate is higher.

Tax saving on stamp duty

Stamp duty + registration paid on a self-occupied home is deductible under Section 80C in the year of payment, capped at ₹1.5 lakh (combined with other 80C investments). This is one of the few one-time deductions in Indian tax — claim it on your ITR for the year of registration. Available only in the old tax regime.
