How it works
We multiply your built-up area by a city-specific ₹/sqft rate, scaled by quality grade. Rates reflect material costs (cement, TMT steel, brick, sand), local labour mandays, and standard finishing for grey-shell + painted handover. Land cost, plan sanction (CMDA/BBMP/MCD), GST on contractor billing, and premium interior fit-out (modular kitchen, false ceilings, designer flooring) are excluded — those are typically 30–100% on top of the base build.
Worked example
A 1,200 sqft G+1 house in Hyderabad at mid-quality (~₹1,900/sqft) lands around ₹23 lakh for the structure. The same in Mumbai is closer to ₹3,000/sqft (~₹36 lakh) because of labour and logistics. Luxury grade (vitrified flooring, premium sanitaryware, modular fitments) adds another 30–40%. Steel and cement together are 25–30% of total cost, so a 10% jump in TMT bar prices (which happened in 2022 due to global steel) can move the total by 3 percent.

What does the rate include?
Foundation, structure (concrete, steel), brickwork, plaster, basic electrical and plumbing rough-in, roofing. Excludes: land, plan approval, registration, interior finishes, modular kitchen.
How much extra for finishing?
Add 30-50% on top for full interior finishes. Modular kitchen ₹1.5-3L, full house painting ₹50-100k, premium tiles ₹100-300/sqft over basic.
Why is luxury 2× basic?
Material upgrades (M30 vs M20 concrete, premium TMT bars, double-charged tiles, branded sanitaryware), better masonry skill, more complex architectural details.
